Alojamento local (al)

Elimination of the expiry of licenses: if you hold an AL license (Short term rental), it will no longer expire in five years, being a license with no expiration date.

  • Possibility of transferring license’s: license’s are again transferable, and so are companies with registrations.

  • Reduction of condominium powers: it is possible to apply for a license without needing the permission of the condominium, although it still has to comply with the regulations of the building in question, and this regulation may in fact prohibit the installation of new ALs.

  • Possibility of obtaining local accommodation licenses: the almost generalized prohibition imposed by +Habitation was reversed by returning to municipalities the ability to legislate local accommodation in their territory, including the ability to issue or prohibit the issuance of new licenses based on the housing profile of each parish.

  • A new obligation is included for the owners of the local accommodation operation in order to require them to take out insurance that covers the risks provided for in the Local Accommodation Regime and in Ordinance No. 248/2021, of 29 June, which regulates mandatory insurance contracts for non-contractual civil liability in this area, and proof of such contracting may be required and non-compliance with this obligation is one of the causes for cancellation of the registration.
